Loft conversion

Open plan living

Private roof terrace

Contemporary kitchen

This project is the substantial renovation of an end of terrace town house in the Vale of Health Conservation Area of London. The client had lived in the property for many years before they decided to transform the house, which was previously a traditionally arranged terraced property with many cellular rooms, into a contemporary home featuring open plan modern family living and a fully extended loft level complete with private terrace.

The previously subdivided, dark, lower ground floor was opened up to create a light and spacious open-plan space accommodating living, dining and cooking spaces, the centre piece of which is a contemporary hand-made kitchen. A damp cellar space under the front steps was also transformed in a practical shower room / WC. A new oak staircase connects the lower ground level with the rest of the house making the space the heart of this family home.

The ground floor was also re-modelled to include a new multifunctional office / guest bedroom adjacent to the principle entrance hall, and the existing formal sitting room to the rear was updated and visually connected to the main circulation space by two large fully glazed doors. New working gas fires were installed in both spaces and the existing stair to the upper levels was restored.

Two bedrooms and the family bathroom are retained on the first floor; each bedroom has been given a colourful twist to reflect the children's personalties and features new built-in mirrored storage, whilst the bathroom has been re-arranged with a new suite, tiling and storage.

The loft space has been extended and brought into the thermal envelope of the dwelling by re-building the roof to match the adjacent terrace roofline thereby increasing the pitch. This has created a new master suite complete with bespoke fitted storage utilising the eaves space, a re-conditioned free standing feature bath (previously in the family bathroom), double wash hand basins with a platinum toned external finish on white Corian worktops and a separate WC. A private roof terrace, with views to Hampstead Heath, adjacent to a strikingly wallpapered sitting / dressing area completes the master accommodation. The moving of a wall on the first floor allows for this new private storey to be accessed via a striking free-standing steel, oak and glass staircase.

All of the electrical and communications, plumbing, and heating systems were upgraded in the property and it now benefits from enhanced fire detection and a suppression system throughout ensuring a level of future-proofing for generations to come.
